Business terms and conditions

Introduction

1.1 These terms are valid between the trading companies Live Sea s.r.o., IČ 21126607, with registered office at Kaprova 42/14, Prague 1, 11000, (hereinafter referred to as the “Company”) and the user of the website Realityumore.com (hereinafter referred to as the “User”).

1.2 The company operates the foreign real estate agency Realiyumore.com.

Intermediary real estate activity

2.1 The company Live Sea, s.r.o. specializes in real estate brokerage, especially in the sale of foreign real estate.

2.2 The company and its foreign partners have a team of professionals and collaborators who carefully check the conditions of real estate deals, offered real estate and potential buyers, with an emphasis on experience and reliability.

Security and preparation of real estate transactions

3.1 The smooth course of inspections and real estate deals is ensured by careful preparation and professional processing of contractual documents by foreign partners and safe foreign custody companies for financial performance.

Reimbursement of costs and commissions

4.1 The company is not entitled to any reimbursement of costs beyond the scope of insurance for trade mediation in the Czech Republic (no commission fee of a contract in case of real estate purchase in Turkey, Spain, and Montenegro).

4.2 Mostly the client (as buyer) pays no commission fee (see 4.1), in some cases the buyer pays the commission fee to the foreign agency (in case of Croatia – commission fee 3% of the purchase price of the property + VAT on this amount 25% = totally 3.75%). In Madeira the clients pay commission 3% of the purchase price to the Czech agency located in Madeira.

Processing of requests and communication

5.1 The Company quickly processes real estate inquiries received by email (info@realityumore.com) or by phone (infoline: +420601001652) and contacts the client on the same day of the incoming inquiry.

Contract documents and translations

6.1 Brokerage, reservation and purchase contracts for selected properties are created by the legal department on the part of foreign partners. The company is always cooperative with translations and any modification of information between the client and the foreign agency.

Representatives during tours abroad

7.1 Our English, Czech or Slovak-speaking representatives take part in the tours with our clients abroad.

Costs in the event of failure to complete the transaction

8.1 The company does not claim any costs in case the trade is not carried out.

Cooling-off period and booking fee

9.1 The client always has time to calmly think about the purchase. Serious interest means payment of the reservation fee from a foreign source, without which the long-term reservation of the property is guaranteed.

Other services within the real estate business

10.1 The company is able to provide other directly related services as part of the real estate business, according to the wishes and requirements of the parties.
